River and Twine | Rental Policy


Reservations can be made by phone or online through our website. Full payment is required with a valid credit card at the time the reservation is made. We accept Visa, MasterCard, Discover, and American Express. As soon as we receive your reservation, we’ll email you back a confirmation and a receipt after your credit card has been charged.


Check-in time begins at 2:00 pm. Upon check-in, you’ll be asked to fill out any necessary paperwork and consent to our Guest Policies.

Check-out time is 10:00 am. The entire 4-hour window between check-out and check-in is needed to adequately clean and prepare the home for the next guest. Out of respect for our housekeeping staff and newly arriving guests, we ask that you adhere to our arrival/departure times. If you fail to be out by 10:00 am without prior approval charges will be applied for late check-out at $20 per hour until Noon; after Noon another day rental charge will be applied. Special arrangements must be made ahead of time to be sure that a longer stay will not pose a problem. Please understand this is not meant to be an inconvenience, but to ensure that everyone has the same opportunity to enjoy their stay at River and Twine.


River and Twine understands that sometimes travel plans change. A full refund will be given if your reservation is cancelled at least 7 days prior to arrival. Cancellations made 6 days prior to arrival will receive a refund minus a $50 cancellation fee. There are no refunds for cancellations made less than 4 days prior to arrival. No refunds for early departures.


River and Twine reserves the right to substitute a Tiny Home of similar or greater value than specified in the guest’s reservation should the situation require it.


Sorry, pets are not allowed except Service Animals with prior notification. An additional cleaning fee of $500 will be charged to any guest who violates this policy.


All of River and Twine’s homes are 100% non-smoking. Any violation of the smoking policy indoors will be charged a $250 additional Cleaning Fee to remove smoke odors from the home and/or linens.


A portion of the beautiful River and Twine property is near our Mill Village homes where permanent residents live. Although there is a separation of River and Twine and the permanent dwellings, we ask that you please be respectful of the private properties, do not cut across yards to access the main campus and be mindful of your noise level. Quiet hours begin at 10:00 pm in respect of our neighbors – this is STRICTLY ENFORCED by property management. Unfortunately, the sound is amplified in this valley, so “after parties” will not be tolerated on the property. After 10:00 pm, feel free to gather at one of the great bars or restaurants at Rocky Mount Mills.


There will be plenty of parking in our main parking lot directly next to the River and Twine property. The main drive will allow you access for loading/unloading only, no parking directly in front of the homes.


We pride ourselves on being an environmentally friendly hotel. Guests are encouraged to participate in our green policies by re-using their towels for the duration of their stay and conserving water. The homes are cleaned before new guests arrive, but we do not provide room service or cleaning during your stay. However, for guests staying more than three days, we are happy to supply fresh linens and schedule a cleaning upon request.


River and Twine shall not be liable or responsible for personal items left behind, lost or stolen. If you leave an item after checking out and wish to have it returned, call River and Twine as soon as possible and we will arrange for shipment. We will inform you of the shipping cost and with your approval charge the credit card on file to cover the expense


While accidents do happen, registered guests will be held financially responsible for all damages to the property or missing items discovered during their stay and/or immediately upon departure.


Each of our tiny homes offers a unique arrangement for sleeping, eating and relaxing. Some homes have a sleeping arrangement on the main level plus a sleeping loft accessible by a ladder or stairs. Others do not have lofts. Be sure to check our website for a detailed description of each home! Please note that our tiny homes are not wheelchair accessible. Unfortunately, most tiny homes cannot accommodate wheelchairs simply due to their size.


By consenting to these terms, you agree that you accept the conditions in the tiny home that you are reserving. River and Twine is not liable for any personal injuries resulting from staying in or using the accommodations. You agree to indemnify and hold River and Twine harmless from and against any and all claims related to your stay, including attorney’s fees incurred in defense of any such claims.
